These Terms & Conditions (“Terms”) set out the agreement between Whiteoaks House Ltd (“we”, “us”, “our”) and any person (“you”, “your”, “the guest”) who makes a booking or stays at Ripley Caravan Park. By making a booking with us, you agree to be bound by these Terms.

2. Bookings
All bookings are processed through our third-party booking system Camp Manager.
When you make a booking, you agree to Camp Manager’s terms and conditions in addition to these.
Bookings are only confirmed once payment of the required deposit or full amount has been received.
3. Deposits & Payments
For Bank Holiday bookings, a 50% deposit is required at the time of booking.
This deposit is non-refundable.
The remaining balance must be paid in accordance with the payment schedule provided during booking.
4. Cancellations & Amendments
If you need to cancel your booking, please contact us as soon as possible.
Deposits are non-refundable in all circumstances.
Subject to availability, we may allow you to move your booking to another date. This is at our discretion and cannot be guaranteed.
5. Arrival & Departure
Check-in and check-out times will be confirmed at the time of booking.
Late departures may incur additional charges.
6. Park Rules
To ensure the enjoyment and safety of all guests:
All guests must comply with our park rules, provided on arrival and available on request.
We reserve the right to refuse entry or ask guests to leave if behaviour is deemed unsafe, disruptive, or in breach of park rules. No refunds will be issued in such cases.
7. Liability
We are not responsible for loss or damage to your personal property during your stay.
Use of our facilities, including play areas and amenities, is at your own risk.
Nothing in these Terms limits our liability for death or personal injury caused by our negligence or for any other matter that cannot be excluded under UK law.
8. Changes to Your Booking by Us
In rare cases, we may need to cancel or amend your booking (e.g., due to safety issues or unforeseen circumstances). If this happens, we will offer you an alternative date or a refund of any amounts paid (excluding the non-refundable deposit).
9. Governing Law
These Terms are governed by the laws of England and Wales. Any disputes will be subject to the exclusive jurisdiction of the English courts.
